Q: My home is on the market now. If I decide to refi instead, can I do this as soon as I remove it from the market, or is there a wait period? - Anonymous

A: There is no specific waiting period per se. However, if your home was on the market recently, it may appraise for 5-10% less than the asking price. That's because appraisers might presume the asking price was to high if it did not sell. Naturally, this could affect your loan-to-value and the amount of money you can obtain through a refinance.
